how to successfully stage your property in 5 easy steps

First impressions matter! This is why we’ve put together this quick 5-step guide to help you present your home in its best light, to attract the right potential buyer or tenant. 

Let’s dive in and get your home ready for viewings.
 

1) Check the outdoor spaces

Ensure your front door and windows are clean and well-maintained by touching up any paintwork and giving the door and window handles a bit of a polish. This will be one of the first things a potential buyer or tenant will see, and will help create a good impression. 

We also recommend clearing the driveway of cars and bicycles and, if you have a garden or a balcony, consider tidying up your garden by mowing the lawn and giving your balcony a sweep.

Lastly, if your wheelie bins are usually clearly visible, try moving these out of sight.
 

2) Declutter your hallway

After ensuring the front of your home is shipshape, let’s turn the attention to your hallway — are your shoes, jackets, and bags tidied away? If you don’t have a cupboard to store them in, ensure that they’re not creating a trip hazard for anyone coming to view your home property.
 

3) Give every room a general clean and tidy 

Ensure every room is clean, tidy, and has a clear purpose. For example, if you have an office, keep all your work items in the office and don’t leave them in the living room or bedroom. Wipe down all surfaces, especially in the kitchen, and keep your kitchen worktops as clear as possible for a tidy look.

Where you can, remove any clutter and depersonalise each room to help the viewer to picture themselves living there. 

Top tip: Check for trip hazards - for example, hide away any cables from lamps, charging cables for phones or laptops, as best you can.
 

4) Set the scene

So that the potential buyers and tenants can picture themselves living in your property, set the scene for them. Place clean towels in the bathroom, make the beds and set the dining table to create a welcoming environment.

Let in as much natural light as you can by opening all the curtains or blinds. If you have a small room, tactfully place a mirror on a wall to help create the illusion of more space and light. Also, make sure that all light bulbs work and, if you want to go the extra mile, use warm light bulbs (usually 6,000–8,000 lumens) to create a comfortable ambience.

If the viewing is on a hot day, keep your home well aired by opening the windows and aim to keep it cool. If it’s cold or wet outside, keep it warm and toasty.
 

5) The finishing touches

Before the viewings, have a quick look through the rooms, make sure that the last toys or any small items are cleared away or nicely arranged.

If you really want to impress the potential buyers or tenants, consider additional touches, such as adding fresh flowers or plants indoors to add another dash of colour and life. You may also want to add some light scents to some rooms with diffusers. Just ensure that these scents are not too overpowering!
